30 Yard Dumpster roll-off container in Brandon, FL

A whole house going out

30 Yard Dumpster Rental in Brandon, FL

The size for a job with no boundary around it. A large remodel that takes the kitchen, the baths and the flooring in one run, or a full estate cleanout of a house that has held the same family since the subdivision was new. It is tall as well as long, so material goes in from the ground until the last few feet, and it holds enough that most families finish the job in one container rather than two.

A 30 yard roll-off is around twenty-two feet long, eight feet wide and roughly six feet tall. Same footprint as the 20, more height, which is the whole difference: it holds about half as much again without needing any more driveway. The extra depth means the last few feet get loaded over a higher wall, so heavy pieces go in early and the light bulky material goes on top. It is the standard container for emptying a Brandon house completely.

Why people choose the 30 yard

The 30 is the estate cleanout box, and in Brandon that is not a rare job. The town went from 12,749 people in 1970 to 41,826 in 1980, and the families who bought those houses new largely stayed in them. Fifty years later a great many of those same houses are being emptied by the next generation, often on a probate schedule or a closing date, and what comes out is five decades of accumulation from a garage that was never once cleared. Add the lanai, the closets, a spare bedroom that became a store room, and the furniture of a whole household, and a 20 stops being enough somewhere around the second weekend. Ordering the 30 at the start is cheaper than ordering a 20 and swapping it, and it removes the worst part of the job, which is having to decide what is worth the remaining space. With a 30 on the drive, everything that is going simply goes.

The second use is the large remodel, and here the 30 earns its keep on volume rather than on drama. A Brandon house being brought properly up to date produces the kitchen, both bathrooms, flooring throughout, interior doors, closet fittings, aluminum window frame, scraped ceiling texture and usually a rework of the lanai. Almost all of that is bulky and light. Cabinets do not stack, carpet rolls take far more room than they appear to, and screen enclosure frame is close to pure volume. The 30 takes the lot without you having to sequence the job around container space, which matters when the trades are working to a schedule and nobody wants to stop for a swap. What it will not absorb is weight. If the tile is coming up in a mortar bed, or a patio slab is being broken out, that material wants a 10 alongside rather than a corner of the 30. Plan the pair at booking and the job never stops for a container.

That split is worth taking seriously here, because Hillsborough prices it. The county burns most of its garbage: the Resource Recovery Facility at 350 N Falkenburg Road takes about 1,800 tons a day, generates around 47 megawatts and diverts roughly 80 percent of material from landfill, and the county lists it as accepting burnable waste only. That is why the county’s rate sheet separates processable from non-processable material and prices them differently, and it is why a surcharge of twice the posted rate applies to mixed loads. A 30 full of furniture, cabinetry, carpet, cardboard and clean wood is a straightforward load. The same container with a broken slab, a wheelbarrow of soil and a pallet of pavers on top is a different and more expensive one. On a big job, a small second box for the dense material is nearly always the cheaper arrangement, and it is a thirty-second conversation at booking. Keep the cardboard, the clean wood and the furniture together, keep the rubble on its own, and the disposal side of the bill behaves itself.

Height is the practical difference between this box and the 20, and it changes how you load. At roughly six feet, the last couple of feet go in over a wall rather than over a rim, so the sequence matters: heavy and awkward pieces early, while you can still place them, and light bulky material on top. Furniture goes upright against the walls, boxes fill the gaps, carpet rolls lie flat along the floor, and nothing sits proud of the fill line, because a container has to be safe and legal to move as well as full. Keep a tarp on it. Roughly thirty inches of rain falls across June to September in near-daily afternoon storms, and a 30 has a large open mouth: mattresses, upholstery and cardboard soak up an extraordinary amount of it, and water is weight you pay to haul. On placement the footprint is the same as a 20, so if a 20 fits your driveway, so does this.

Good fit for

  • A full estate cleanout of a family home
  • A large multi-room remodel in one run
  • The garage, the lanai and the house together
  • Flooring, cabinetry and fixtures throughout
  • A hoarding or heavily packed property
  • Lanai and screen enclosure rebuilds
  • Large storm cleanups on a single property
  • Small demolition of a shed, carport or garage

Not the right size for

  • Loads that are mostly concrete, block or slab
  • Roof tile of any quantity
  • Soil, sod and fill
  • A single room or a single bathroom
  • One bounded rental turnover
  • Anything that has stood open in the rain for a week

Will it fit?

The 30 has the same footprint as a 20 — about twenty-two feet long and eight feet wide — so if a 20 fits your driveway, this does too. What changes is the height, at roughly six feet, which is worth knowing before you plan how the material is going in. We want about 60 feet of straight approach for the truck to line up and back, roughly ten and a half feet of working width, and 20 feet or more of overhead clearance for the hoist, and on a Brandon lot that overhead figure is the one to check, because mature live oaks and the service drop into the house are the usual obstacles rather than a slope. Move cars and trailers before we arrive. The surface still matters: Myakka fine sand is very poorly to poorly drained with a water table under 18 inches for one to four months in most years, so a loaded 30 will not sit on a lawn or in the swale during the rainy season. Concrete rather than grass, plywood under the wheels and rails, and the approach photographed on arrival. Florida works from NFPA 1 rather than the International Fire Code, and we place containers clear of the house, the eaves, the meter and the AC condenser as a matter of practice.

Before delivery, move cars and bins, mark irrigation heads and septic lids, and tell us about new concrete, soft or made ground, a low spot that holds water after an afternoon storm, or a service drop hanging under a live oak. Myakka fine sand drains poorly and the water table sits under 18 inches for one to four months in most years, so in the rainy season a lawn or an unpaved verge is not a load-bearing surface — the driveway is. Plywood goes under every wheel and under both rails as standard. Our delivery and driveway protection guide and our Brandon placement and permit guide cover the rest.

30 Yard Dumpster FAQs

Is a 30 the right size for an estate cleanout?

For a full one in an ordinary Brandon house, yes, and that is what we bring most often for this work. These are single-story slab homes, so there is no basement adding to the total, but the two-car garage and the lanai between them account for a surprising share of the volume before anybody has opened a closet. Fifty years of accumulation in a house bought new in the 1970s adds up faster than families expect. A 20 suits a partial clearance or a first phase while the sorting is still happening. Call the yard on (813) 773-2486, describe the house, and we will tell you honestly what we would send.

Does it need more driveway than a 20?

No. The footprint is the same, about twenty-two feet long by eight feet wide; the 30 is simply taller, at roughly six feet against four and a half. So if a 20 will fit, this will. What we check is unchanged: roughly 60 feet of straight run for the truck to line up and back, about ten and a half feet of width, and 20 feet of overhead clearance for the hoist. In Brandon the overhead is usually the deciding factor, because live oak limbs and the service drop sit right where the hoist needs to work. Walk outside and look up before you book, and move anything parked in the spot.

How should I load something this tall?

In order. The last couple of feet go in over a wall rather than over a rim, so put heavy and awkward pieces in early while you can still place them properly, and save the light bulky material for the top. Furniture goes upright against the walls, boxes fill the gaps, carpet rolls lie flat along the floor, and mattresses go in flat rather than on edge. Keep it level rather than heaping everything at the door end, and keep everything below the fill line, because the container has to be safe and legal to move as well as full. If something is too awkward to lift in, call us before you fight with it.

Can I put the patio slab in it too?

Better not to, and it is a money question rather than a space one. Dense material reaches a lawful payload while a container still looks half empty, so slab, block, pavers, tile or roof tile in a 30 gives you a box that cannot legally be moved. On top of that, Hillsborough burns most of its garbage and separates processable from non-processable material at the scale, applying a surcharge of twice the posted rate to mixed loads. A 10 yard for the dense material alongside the 30 for everything else is the cheaper arrangement almost every time. Tell us the split when you book and we will bring the pair.

How long can I keep it?

As long as the job honestly needs on private ground, and estate work in particular does not run to a tidy schedule. Call the yard when you want it collected and we will fit it into the route rather than hold you to a fixed day. Keep it tarped while it stands. A 30 has a large open mouth, roughly thirty inches of rain falls here across June to September in near-daily afternoon storms, and mattresses, upholstery and cardboard hold an extraordinary amount of water. If any part of the container has to sit in the street or the county swale rather than on the property, check with Development Services on (813) 272-5600 first.
