Residential Dumpster Rental in Brandon
Garages, lanais, kitchens and baths in a suburb that went up in the 1970s and is now on its first full renovation cycle. Slab-on-grade, no basement, so the carry is short and the material is heavy. We board the drive and tell you which box the pile actually wants.
Brandon is a 1970s suburb, and that one fact explains most of the residential work we do. The Census counted 12,749 people here in 1970 and 41,826 in 1980, a 228 percent decade, and the houses that went up to hold them are all roughly the same age. The population reached 114,626 by 2020, but it grew only about 11 percent across the 2010s. The growth moved on and the housing stayed. What that means on the ground is a town full of homes that are hitting their first genuine renovation cycle at the same time: original kitchens, original baths, original screen enclosures, aluminum windows, popcorn ceilings and the second or third roof. When a house of that vintage finally gets done properly, it does not produce a tidy pile. It produces cabinets, counters, tile, carpet, pad, vanities, closet doors, screen frame and about forty years of stored boxes, all in the same fortnight. That is a container job, not a curbside job.
The second thing that shapes a Brandon house job is what is underneath it, which is nothing. These are slab-on-grade houses. There is no basement, there is no cellar stair, and there is nothing under the floor to empty. What there is instead is a garage and a lanai, and between them they hold everything a northern house would keep downstairs. The garage is the storage room, the workshop and the overflow, and by the time a house changes hands or gets remodeled it is usually packed to the door. The lanai is the other half of the job: screen panels, spline, aluminum frame, patio furniture that has been through several summers, and the indoor-outdoor carpet somebody laid over the slab in 1994. Both of them open straight onto the driveway, which is why a residential set here is nearly always simple. The container goes on the concrete, the tailgate faces the garage, and the carry is twenty feet instead of a stair.
What the county will take for you is worth knowing before you plan anything, because the numbers make the argument themselves. Hillsborough County charges for bulky curbside pickup by the item, roughly $30 to $50 apiece depending on what it is, scheduled in advance through Solid Waste on (813) 272-5680. The Community Collection Centers give a household a free bulky allowance of 10 cubic yards per year, and the county is explicit about the terms: “Bulky waste must be self-unloaded by hand. No dump trailers allowed.” The county also does not collect construction and demolition debris at the curb at all. So the free route is ten cubic yards a year, by hand, in your own vehicle, on the center’s schedule. A single 10 yard container is more than that in one afternoon and you do not touch the material twice. Add a $30 to $50 item charge for each of the four things in the garage that count as bulky and the arithmetic is not close.
Sizing a Brandon house is mostly a question of what the material is rather than how many rooms are involved. The 20 yard is the local default because the local default job is a whole-house declutter or a multi-room remodel, and that kind of load builds volume long before it builds weight. A 15 yard is right when the job has a hard edge around it: one bathroom, one kitchen, one garage emptied. The 10 yard is the weight box, and here that means tile set in a mortar bed, an old patio slab, block, or roof tile. The 30 yard comes in when the whole house is going out. What decides the set is the ground, not the grade. Florida’s state soil, Myakka fine sand, is rated very poorly to poorly drained, with a water table less than 18 inches down for one to four months in most years. The last thing is who you would even call about it, and the honest answer surprises people. There is no City of Brandon. No mayor, no city council, no city hall, no city limits. Brandon is an unincorporated census-designated place and Hillsborough County is the government for all of it. The county has exactly three incorporated cities — Tampa, Temple Terrace and Plant City — and its own right-of-way permit page says so plainly, noting that permits “are not issued for projects in Tampa, Plant City, or Temple Terrace municipalities.” Everywhere else, Brandon included, the county is the permit desk. We are not aware of any Hillsborough County permit requirement for a container placed entirely on your own driveway or property. What Brandon Households Actually Clear Out

In a slab house the garage is the store room, the workshop and the shed all at once. Boxes, shelving, paint, bicycles, a chest freezer that stopped working, and lumber somebody bought for a project in 2003. It opens onto the driveway, so the carry is short.
Lanai And Screen Enclosure
Screen panels, spline, aluminum frame, a torn cage after a windy season, patio furniture and the indoor-outdoor carpet laid over the slab. Bulky, light and awkward, which is a volume load rather than a weight load.
Original Kitchen Rip-Out
Forty-year-old cabinets, laminate counters, a wall oven, vinyl flooring and the soffit above the wall cabinets. One kitchen is a bounded job and usually a 15 yard unless tile in a mortar bed comes up with it.
Bathroom Strip-Out
Vanity, tub, toilet, mirror doors and floor tile. The tile is the weight. If it was set in a mortar bed rather than glued down, plan for a small container loaded flat rather than a big one loaded high.
Popcorn Ceilings And Interior Refresh
Scraped ceiling texture, old drywall, doors, closet mirror sets, aluminum window frame and the wallpaper somebody put up over it. Light material that fills a container fast and gains real weight if it gets rained on.
Flooring Replacement
Carpet and pad, sheet vinyl, glued-down tile and the tack strip. Carpet rolls take up far more room than people expect, so measure by rooms and roll them tight before they go over the rim.
Storm And Yard Debris After A Blow
Fence panels, screen, gutter, soffit, shingles off a corner and limbs off the oaks. Inland Brandon takes rain, wind and tornado damage rather than surge, and that mix does not fit the county’s yard waste set-out limits.
Rental Turnover
Owner-occupancy in Brandon runs below the county’s, so turning a unit over is ordinary residential work here. Carpet, blinds, a range, a vanity and whatever the last tenant decided not to move.
Sizing A Container For A Brandon House
Start with the material. A 10 yard is the weight box: tile bedded in mortar, a broken patio slab, block, roof tile and anything that has been rained on for a week. It reaches a lawful payload while it still looks half empty, and that is the box working correctly. Brandon driveways are flat, which removes the problem northern markets spend all their time on and replaces it with a different one. The ground here is sand. Florida’s state soil, Myakka fine sand, is described by USDA NRCS as very poorly or poorly drained, formed in sandy marine deposits, with a water table at depths of less than 18 inches for one to four months in most years. A loaded 20 yard weighs several tons, and in the rainy season that weight on a lawn or an unpaved verge will sink, rut and stay sunk. So the answer is concrete, not grass. Plywood goes under the wheels and under the rails on every driveway placement, doubled on a heavy load, and we photograph the approach on arrival. The truck wants about 60 feet of straight run, roughly ten and a half feet of width and 20 feet or more of overhead clearance for the hoist, which in this town usually means watching for oak limbs and the power drop rather than a slope. On placement, Florida works from NFPA 1 rather than the International Fire Code, so the “10 feet from the building” line you will read on national dumpster blogs is not the rule here. What the code requires is that combustible waste not build up in a way that poses a fire hazard. Do I need a permit to put one on my driveway?
We are not aware of any Hillsborough County permit requirement for a container placed entirely on your own driveway or property. If any part of it will sit in the street or the county swale, that is county right-of-way, and you should check with Development Services on (813) 272-5600 before the truck comes. Note the desk: right-of-way permits come from Development Services, not Public Works, which is the intuitive guess and the wrong one. There is no City of Brandon permit desk, because there is no City of Brandon. If you are in an HOA, that is a private covenant rather than a permit, but it is worth reading before you book. Why does everything come out of the garage?
Because these are slab-on-grade houses with no basement and no usable cellar. Everything that would live downstairs in an older northern house lives in the garage here, and after thirty or forty years in the same family that is a lot of material. The lanai is the second half of it: screen frame, spline, patio furniture and outdoor carpet. Both open onto the driveway, so the container goes on the concrete with the tailgate facing the garage and the whole job is a short carry. That is the one genuine advantage of the local housing stock. There is no stair, no hatch and no corner to fight, which is why a Brandon garage clear-out usually moves faster than the same volume anywhere with a cellar.
What cannot go in the container?
Lead-acid batteries are the flat ban to memorize. Under § 403.708(12), Fla. Stat., they are barred from landfills and from waste-to-energy facilities alike, which matters here because Hillsborough burns most of its garbage. Asbestos never goes in a roll-off; that is a licensed abatement job and the notification runs through the Environmental Protection Commission of Hillsborough County. Liquids, fuel, paint, pool chemicals, propane cylinders and tires stay out of every box we place, and the Community Collection Centers take household chemicals and electronics instead. Keep the load consistent as well: the county applies a surcharge of twice the posted rate on mixed loads, so a clean load of one kind of material is cheaper to dispose of than the same material with a few odd items thrown on top.
Can I keep it for a couple of weekends?

The thing to watch here is not the calendar, it is the sky. Brandon sits in a summer convective rainy season, and the National Weather Service office for this area is NWS Tampa Bay Area at Ruskin. An open container standing through June to September catches near-daily afternoon rain, and water is weight you pay to haul. Keep a tarp on it, keep drywall and carpet covered, and call for collection as soon as the room is clear rather than letting a full box stand through a wet fortnight.
